Terms & Conditions

These Terms govern all services provided by Sullivan’s Electric LLC, including services performed under the trade name Dream Home Innovations LLC for smart home, audio/video, and security system installations. By using our services, you agree to the terms below.

1. Company Relationship
Sullivan’s Electric LLC is the primary contracting and billing entity. Dream Home Innovations LLC operates as a service division under Sullivan’s Electric LLC for smart home automation, audio/video systems, security systems, surveillance, and networking installations. All services provided under either name are governed by this Agreement.

2. Scope of Work
Work is limited to what is listed in the approved estimate, quote, invoice, or work order. Any additional work must be approved in writing and may result in additional charges.

3. Estimates & Pricing
Estimates are valid for 30 days unless otherwise stated. Pricing may change if site conditions differ from initial assumptions, hidden or pre-existing issues are discovered, or additional labor/materials are required.

4. Diagnostic / Service Call Fee
A $125 diagnostic/service fee applies to all on-site troubleshooting, inspections, and service calls throughout the service area. This fee applies even if no additional work is performed.

5. Scheduling & Access
Customers must provide safe and timely access to the job site. Delays due to access issues, other contractors, or incomplete preparation may result in rescheduling or additional charges.

6. Deposits
Larger projects and DHI installations may require a deposit to secure scheduling and materials. Deposits become non-refundable once materials are ordered, work is scheduled, or work has begun.

7. Payment Terms
Payment is due upon completion unless otherwise agreed in writing. Progress billing may be used on larger projects. Failure to pay may result in paused work or collection actions.

8. Late Payments
Late payments may incur fees or interest as allowed by law. Warranty and service may be suspended until the account is paid in full.

9. Security Systems & Access Responsibility
For security and smart home systems, access may include cameras, surveillance feeds, programming, network credentials, and user controls. Access is used only for installation and service. After completion, the customer is responsible for changing passwords, securing system access, and managing user permissions. We are not liable for unauthorized access after project completion.

10. Warranty
All workmanship is covered under a 1-year warranty from completion date. This does NOT cover existing system issues, manufacturer defects, misuse, or work performed by others.

11. Existing Conditions
We are not responsible for pre-existing electrical, structural, or system issues. Discovery of unsafe conditions may require additional corrective work.

12. Permits & Inspections
Permits will be obtained when required unless otherwise stated. Permit and inspection fees are the responsibility of the customer unless included in the estimate.

13. Liability Limitation
We are not liable for indirect or consequential damages, including data loss, system downtime, business interruption, or loss of revenue.

14. Safety & Code Compliance
All work follows applicable codes. Unsafe or non-compliant conditions may require additional work at additional cost.

15. Photos & Documentation
We may take photos or videos of work for documentation, warranty support, and marketing purposes unless requested otherwise in writing.

16. Cancellation Policy
Cancellations within 24–48 hours may be subject to a fee.

17. Force Majeure
Sullivan’s Electric is not responsible for delays caused by weather, supply chain issues, labor shortages, or events beyond our control.

18. Acceptance of Terms
By approving an estimate, invoice, or work order, you agree to these Terms & Conditions.
